I believe that home is a very special place, and there’s nothing I like better than helping good people find a place they love. My profession is an honor and calling. My own housing instability as a young child informed me in a visceral way how important a home is and how good it can feel to have a little bit of your own space in the fast-paced outside world. I was lucky enough to eventually land and live near a wild stream in my built environment where all sorts of natural wonders waited daily to be discovered by an eager child. I spent hours at that stream, reveling in mentally mapping the changes as the seasons went by; as the polliwogs and tadpoles grew into toads and frogs, the small fry grew larger and the birds made their nests and raised their hatchlings. More about this later…..
Later, as my family acquired real estate, I was put to work at 6 years old maintaining properties. Much later now with my experience as a former building contractor, I use my hands-on earned knowledge to help my clients see beyond the finishes and staging to approach a real estate transaction with knowledge and confidence. The home buying process is a complicated map of intersecting information and deadlines. I strive to give my clients the undivided attention, loyalty, and guidance they deserve — ideally with a little fun thrown in.
Because of my reverence of nature, I endeavored to learn more about how to protect it. I’ve always believed that we can and should demand more from our built environment: more efficiency, greater comfort, healthier indoor air. As a designated Realtor GREEN and Built Green Professional, I genuinely enjoy sharing the advantages of smart, healthy building with my clients and peers, and I can help buyers account for factors such as heating and commuting costs when considering a property. Additionally, my background allows me to help clients see beyond a property’s curb appeal and approach the purchase and sale with clear information. It is an honor to guide home buyers in their quest for sustainability and livability. I’m a great source for ideas and creative problem solving throughout the process of the negotiation, the sales transaction, contractor contacts and beyond.
Working with my sellers, I help them to target the likely buyer of their home based on the price point, neighborhood, and features their particular home highlights. Through varied marketing avenues, language, staging and last minutes touches we will target the right people for the maxim results. I consult with my sellers throughout the process to reach their real estate goals when selling their home or investment.
A house is a safe haven, a place for family and friends, an investment and much more to many inhabitants. It says something about you as a person and what your values are. Whether you are buying or selling, many different emotions and conflicting interests can get tied up in the process. My aim is to make the transition as smooth as possible and to help you see the process objectively. I will always look out for your best interests and when needed give my buyers and sellers the unvarnished truth even if it hurts (just a little) sometimes. I always ask my clients to do the same with me. It is a trust I don’t take lightly. I’m truly humbled when someone chooses me to represent their interests. I look forward to hearing about your wants and needs in a Real Estate transaction and collaborating on a plan of action to achieve your desired outcome.
Being that I was a recycled kid, I support adoption of all kinds including, rainforests, children and pets.

“Kim helped our family find and buy a house in the Renton Highlands this summer, and we are so impressed! …. such has a strong understanding of home construction, including sustainable building practices. Her experience as a builder proved invaluable when the inspection revealed several major problems……Kim knew just which things should be fixed and how. She communicated very effectively with the subcontractors who were hired to do the repairs, as well as with the seller/agent…….Throughout the several months we worked with Kim, we always felt she had our family’s best interest in mind. I don’t believe she treated us any differently than she would a client who was buying a multi-million dollar house! We always felt she was working hard on our behalf to find houses that would work for us, and yet, she pushed us to think outside of the box at times too. She responded to our calls/emails quickly and was always willing to schlep from Seattle down to Renton, sometimes on pretty short notice.
Nice person, knowledgeable builder, great real estate agent! If/when we are ready to buy another house, we’d work with Kim again in a heartbeat!” A.H. (Full Review on Trulia)
“……We pounced on a home that had been off listing and then back just that morning. Kim helped us craft an offer for a ‘hot’ home that was within our budget and that was accepted.
It was then that Kim’s ability especially shone. “The devil is in the details.” Our contingency inspection, using an inspector that Kim had worked with before, found several faults with an otherwise well presented flip home……..She used contacts in the building trades to verify costs of repairs, refute complaints from the seller, and determine reasonable responses to our (seller accepted) requests for repairs. Kim negotiated several thousand dollars of additional repairs and improvements on the home, this in sellers’ market. Kim was essential to providing this advantage……” M.U. (Full Review on Trulia)
“I was a first time home buyer and Kim couldn’t of made it a better experience. She was there for me during each step and very accommodating around my work schedule. I couldn’t be more pleased with my home purchase and I have Kim to thank for that.” M.R. (Yelp)
“One word Amazing!!! Kim helped us find our first home and we love it. She made us feel as though we were her only clients and was willing to show us homes after our work hours. She also has great knowledge in green homes. If you want to go house hunting with someone who truly has your best interest in mind Kim’s the best!” M. & E. (Yelp)
“As a Loan Officer for 20 years, I have worked with many Real Estate Professionals. Trust me…..not all Real Estate agents WORK for YOU. I truly appreciated Kim’s attention to detail in her contracts, her quick responsiveness to questions, even the difficult ones. She never quivers as to where her loyalty begins ~ her client. She’s a team player, she’s positive and charming, and she knows where to get answers and find solutions. With pleasure and confidence, I would not hesitate to refer Kim Mulligan to my pre-approved buyers.” Kimberly Buttle Metropolitan Mortgage (Yelp)
